Rebuilding and saving old garage and outbuilding
Completely Rebuilding and Performing a Sympathetic Repair on This Garage and Outbuilding
When we were first shown the old garage we were asked if it could be salvaged but parts of it were in such poor condition it was decided to undertake a complete rebuild. The brief was to create as much space as possible within the original footprint.
As the original walls were so thick, we proposed a new construction of concrete blockwork to the inner walls faced with the original stone which was carefully demolished and stored. Each piece was then ‘regularised’ by cutting down the thickness to a nominal 100mm wide. This enabled us to recreate the building with a much thinner wall construction and offer a bigger floor space internally.
The masonry was rebuilt using mortars and pointing techniques to blend back to its original form. We followed the construction of the garage with the remedial works to another building in the grounds. This was slightly more complex as the brief was to save the original building. We were presented with a structural engineers report on the building and followed the report to carry out a successful sympathetic repair.
Client's Review
'Having seen the quality of workmanship Tom undertook during the build of my neighbour’s house, I decided to contract with PJ Allen Builders to rebuild our stone garage. I worked closely with Tom right from the initial design stage where he gave lots of really good advice that helped reduce cost and deliver exactly what I wanted. The construction phase was trouble free and everything went as expected. I was so pleased with the project I contracted with Tom to refurnish one of our other outbuildings and intend using him again.'
